These Terms of Service govern use of https://erikathebroker.com and https://Silvertsunamigroup.com (collectively, the "Websites"), under the Erika the Broker brand, operated by The Silver Tsunami Group, LLC ("Company," "we," "us," or "our"), and participation in our optional text messaging program.
Please review these terms before using the website. You must use the website lawfully and provide accurate information when submitting inquiries. If you submit information on behalf of a business or another person, you must have authority to do so. Do not impersonate others, submit unlawful content, interfere with site operation, introduce malicious code, or attempt unauthorized access.
Website content provides general information about business acquisition, ownership, education, advisory services, and related resources. It does not constitute personalized legal, tax, accounting, investment, or financing advice, or a valuation of a specific business.
Submitting an inquiry, requesting a resource, or receiving an introductory response does not by itself create an advisory, brokerage, agency, fiduciary, or other professional engagement. Any engagement, representation, scope of work, compensation, and obligations must be established in a separate agreement with the relevant provider.

Do not submit another party's confidential information without authority. Any nondisclosure obligations should be addressed in a separate agreement before confidential deal documents are exchanged.
Program identity. Messages are sent by Erika the Broker, founder of The Silver Tsunami Group, LLC.
Message categories. Informational messages concern your inquiry, appointment confirmations, and appointment reminders. Marketing messages concern acquisition education programs, events, and advisory services. You receive categories for which you have provided the applicable consent.
Enrollment. Enroll by providing your phone number and selecting the relevant optional consent checkbox. Consent is not a condition of purchasing services or submitting an inquiry. You must be authorized to use the number provided. Tell us if you relinquish or change that number.
Frequency and costs. Message frequency varies. Message and data rates may apply under your carrier plan. Contact your carrier with questions about those charges.
Stopping messages. Reply STOP to unsubscribe. You may receive one confirmation of your request, after which further messages from the program will stop unless you enroll again. Delivery. Text delivery depends on carrier and network availability. Carriers are not liable for delayed or undelivered messages. Do not rely on this program for emergency communications or time-critical transaction instructions.
Privacy. Our Privacy Policy explains how we handle phone numbers and consent information.
These website terms do not establish fees, commissions, refund rights, subscription renewals, or cancellation terms for paid services. Review the applicable service agreement or purchase terms before committing. If those specific terms conflict with these website terms regarding that service, the specific terms control, subject to applicable law.
We may maintain, update, or discontinue website features. We do not promise uninterrupted or error-free access. To the extent permitted by applicable law, general website information is provided without warranties of accuracy, completeness, merchantability, or fitness for a particular purpose.

We may revise these terms by posting an updated version and effective date. Material changes will be communicated, and consent obtained, where required by applicable law. Revised website terms do not automatically amend a separate signed engagement agreement or expand an existing SMS consent.
